Who is Small Buildings for?

Small Buildings is a capacity plan for residential blocks below higher-risk size (typically 11–18 m in England) that carry FRA, FSER fire-door and Part 5 leaseholder-protection duties. It includes 10 buildings and 10 live projects, and it cannot hold a higher-risk building. Companies with an HRB need Starter or above. It is a paid plan: 14-day trial at Stripe Checkout (card required, first-time customers only).

Does Starter include Gateway and HRB workflows?

Yes. Starter is the entry plan for companies with higher-risk buildings — up to 3 HRBs plus below-HRB stock within a 10-building cap. Every plan includes the statutory workflows for the buildings it can hold: Gateway 1–3 preparation, golden thread, BSR registration, 16 KBI categories, safety case principles, occurrence reporting, occupied statutory workflows, resident engagement, Part 5 paths, and BSA readiness tools. Starter is capacity-limited, not compliance-limited.

A contractual response time applies only where written into an Enterprise Order Form.

How do I start — is there a free trial?

Never treat “14-day trial” and “no card” as the same offer.

How does annual billing work?

Accepted Answer

Annual billing on paid plans is two months free (about 16.7% off) and is invoiced annually via live Stripe checkout. Prices are quoted ex-VAT; UK VAT is added at checkout. Monthly billing is also available. Manage subscriptions, invoices, and payment methods in the self-service Stripe customer portal from org settings. Payment is card only.

Can we upgrade as our portfolio grows?

Yes. Free → Small Buildings for more below-HRB blocks, or Free → Starter when you need more than one higher-risk building. Starter → Professional for CMMS, analytics and integrations; Professional → Enterprise for SSO, API and multi-org. Existing higher-risk buildings are never locked out if you later exceed a cap — the cap applies only when adding a new HRB.

Does Threadsovereign cover the Building Safety Act and regulations introduced after 2022?

Accepted Answer

Yes. Threadsovereign implements the Building Safety Act 2022 and the England HRB regulations that bring Parts 3 and 4 into force — including SI 2023/907 (safety case, MOR reg.6, complaints), 909, 315, 396 and SI 2024/41. Every plan includes the statutory floor for the buildings it can hold (Gateway 1–3, golden thread, BSR registration, 16 KBI categories, safety case with 10 risk management principles, occurrence reporting under BSA s.87 / SI 2023/907 reg.6, and resident statutory paths on HRB-capable plans). Small Buildings cannot hold a higher-risk building. Tiers differ by portfolio capacity and operational tooling — not by withholding core compliance workflows.

Professional and Enterprise add operational tooling (maintenance CMMS, analytics, advisory PDF pre-fill, advisory drafting, natural-language search, SMS/push, webhooks, DocuSign, calendar sync) and higher capacity. Occupied maintenance scheduling is the main occupied-phase feature gated to Professional and above.

How does Threadsovereign help before a BSR visit or portal submission?

Every plan includes BSA readiness tools for the buildings it can hold: a per-building compliance scorecard (incomplete and overdue items across KBI, safety case, occurrences, FRA, fire doors, PEEPs, engagement, complaints, info requests, registration changes, and BAC), a multi-building portfolio ranked by readiness, a statutory deadline calendar with ICS download, evidence packs (AP inspection, resident rights under SI 2024/41, Schedule 8 / Part 5, cryptographic inspection bundle), and a Gateway portal-day pack (GOV.UK building-control links, checklist status, correspondence, attestation register, BSR reference reminder). Threadsovereign prepares and evidences work you still file on the official BSR portal — it does not replace GOV.UK or auto-file to BSR.

Threadsovereign is built to prepare and evidence submissions to the BSR portal. It validates structured data against checklist requirements, provides a portal-day pack (GOV.UK building-control links, checklist status, correspondence, attestation register, BSR reference reminder), records local submission trace references for your audit trail, and captures manual BSR portal references after you file officially. Enterprise organisations can optionally enable a live HTTP BSR connector when customer middleware and platform credentials are configured — BSR does not publish a public duty-holder REST API, so official filing remains on GOV.UK. The platform does not replace the BSR or GOV.UK portals and never auto-files gateways, KBI, or occurrences to BSR.

SI 2023/907 reg.12 requires a complaints system with acknowledgement as soon as reasonably practicable, timely handling, published timeframes, and a reconsideration route — it does not fix a national 10 working-day response clock. Threadsovereign implements a platform policy SLA of acknowledgement plus substantive response within 10 UK working days (excluding weekends and England & Wales bank holidays), with SLA reminders for duty-holders. Residents can also request reconsideration; the platform tracks a 15 working-day reconsideration response window under the same policy.

Which jurisdiction does Threadsovereign cover?

Accepted Answer

The Building Safety Act 2022 higher-risk building regime — Gateway 1–3, golden thread, Accountable Person duties, safety case, and KBI — applies in England only. Threadsovereign implements that England HRB regime and its implementing regulations (SI 2023/907, 909, 315, 396 and SI 2024/41), including Part 5 leaseholder protections for relevant buildings. The platform also supports CDM 2015 / BRAE 2023 and FSER 2022 fire safety workflows, which apply across Great Britain. Wales higher-risk building legislation is not in scope today. Some emerging instruments (for example SI 2024/110 RBCA workflows) are partially supported via manual BSR portal reference capture rather than full in-product RBCA filing. How is customer data separated?

Each organisation operates in a tenant-isolated environment with row-level security. Duty-holder and Accountable Person data serves the operator view for that organisation only. Any regulator-facing engagement would be governed by explicit contractual terms and disclosed to users — tenant data is never shared without authorisation.

Professional and Enterprise plans include advisory PDF pre-fill. Upload a planning pack, SMS policy, engagement strategy, or FRA PDF; the platform extracts draft fields for KBI (SI 2023/396), safety-case SMS (SI 2023/907 reg.5), engagement strategy (reg.10), and FRA (s.156 / FSO). Every field is applied as a draft for you to review — validators only check presence of fields; the model never decides legal adequacy and never auto-submits to the BSR. Starter includes all forms and validators without extraction. Completeness scanning of PDFs/DOCX against human-written BSA validators is also available on Professional+ (FRA completeness scan remains disabled pending legal review).

Does Threadsovereign use AI for compliance?

Professional and Enterprise include advisory tools only: PDF pre-fill of draft form fields (you verify every value); a document completeness scan that flags whether expected sections are present against human-written BSA validators; advisory drafting starting text; and natural-language search that maps queries to existing filters. FRA document completeness scanning is not enabled pending legal review. None of these tools assess legal adequacy, know the law, or replace professional judgement. Customer compliance data is never used to train third-party models, and nothing is auto-submitted to the BSR.
